Roof replacement is one of the best ways to increase your home’s value. Its benefits also include improved curb appeal and increased energy efficiency.   • Mold/Moisture. The deck of your roof typically consists of plywood.  Plywood is a laminated product that consists of glue and wood fibers.  The presence of mold and moisture causes plywood to de-laminate and lose structural integrity. Addressing these issues can add slightly to the costs of your roofing project. Remember that these need to be removed before new shingles are installed.
  • Water traps. These are leak-prone areas that direct too much water in one place, prompting faster wear on your shingles or infiltration if underlayment is vulnerable. There may be additional costs if your contractor uncovers this problem.
  • Roof leaks. These can cause significant damage not only to your roofing system but also to your home. Often times, these issues can be present and causing damage behind the scenes long before that become visible inside the home. Take note that you’re likely to spend more on material and labor if there is an extensive issue in your roofing system. The important aspect is to get it right and remediate damage.
  • Ventilation. Consider your home to be like a living creature.  It must circulate air to breath efficiently otherwise hot/moist air gets trapped in the attic and undermines the structure.

  • Plan ahead of time. If you have an outdated roof that is not severely damaged, you have enough time to plan your roof replacement. This allows you to research and make a general estimation of how much it will cost.
  • Speak with your roof repair and replacement contractor regularly. Before and during the project, talk to your roofer. This way, you can track the progress of your project and find out whether there are any issues that could cause delays. Regular communication with them can help you avoid any last-minute problems that could raise the final cost.
  • Get all the necessary information. The cost of materials, labor and other expenditures should all be included in the written estimate. A breakdown of your expenses can help you determine whether you are being charged reasonably for the project.
